The release of property data for May 2024 confirms property remains a solid investment despite the cost of living increases and higher interest rates than we’ve seen over the last decade.
CoreLogic’s numbers show a resilient national market, with Perth and Brisbane accelerating, and Sydney regaining ground lost in the great interest rates hike. Melbourne, Canberra and Hobart remain in the slow lane for now.
You can see that movement in a 5-year perspective below with the latest quarterly numbers highlighted.
Brisbane overtook Melbourne to become the second most expensive capital in the country for all dwellings, due largely to more relatively inexpensive units pulling the Melbourne median value down.
The median house value in Brisbane and Melbourne are basically the same thanks to above-average interstate migration to Queensland.
Property taxes.
The other factor to note here is the effect of the Victorian government’s increase in property taxes.
On one hand, we are seeing an increase in long term investors, mainly retirees, selling up.
On the other hand, we’re still seeing an increase in high income investors buying into the market, with investors as a proportion of all sales rising from 27% last year to just over 35% this year.
We see this transition as cyclical in nature and the effect should wash through in calendar 2024.
But that makes for some good buying in the meantime, especially around the $750,000 - $900,000 range.
