Market News – Spring blooms.
Real estate has quietened the doubters with the market recording its sixth straight month of rises.
CoreLogic found house prices in capitals cities were 6.3% higher than at the start of the year, while unit values rose 4.9%.
In Sydney and Melbourne, auction clearance rates have been around the 70% mark despite the significant lift in properties listed for sale, up from lows of around 20% below normal.
In Melbourne, the highest auction clearance rates were in the Inner East (82.2%) Outer East (80.8%) and South East (73.6%).
In Sydney the most successful auctions were held in Sutherland (85.7%), Inner West (83.6%) and Inner South West (82.7%).
In August, we’ve also seen the inflation rate falling again, suggesting interest rates have peaked.
For investors, the opening of the Spring market is signalling that the fundamentals underpinning property are fine.
The froth and fizz of a booming market are not there (yet) but we are seeing the home buyers and investors Property Mavens helped in 2022 starting to book solid gains.

Over the last three months price trends has been inconsistent around the country as people’s expectations of a long term growth clash with rising interest rates.
Yet there are some areas in Sydney and Melbourne delivering solid gains while the unlikely stars of 2022 are starting to fade.
