Market News – RBA on hold, Spring beckons.
Two sets of good news for people interested in buying property this year.
Firstly, we are hearing from many agents that they are receiving a lot of interest in listing properties for sale this Spring. That’s great news as one of the key factors for buyers at the moment is a shortage of stock.
Second round of good news: the Reserve Bank of Australia has left interest rates on hold for a second month. After a year of rises every month, the RBA has now lifted rates in only three of the last five months. meaning we are likely at or near a peak.
That rapid rise in interest rates has done its work, greatly slowing the number of people buying real estate. But the level has only retreated to where it was in 2019.
CoreLogic’s data shows inner city areas with more “investor listings” (based on the rental history of properties) recording stronger activity than others.
These suburbs are benefitting from buyers looking at rent rises and entering the affordable end of the market. We can expect to see demand for affordable property flow through to middle ring suburbs with relatively low home prices.
In Sydney, three bedroom houses in established suburbs continue to lead the national market.
We are still seeing solid demand in Melbourne’s bayside areas for well positioned two bedroom units in suburbs like Elsternwick and for three bedroom family homes in suburbs like Bentleigh and Moorabbin.

Real estate is showing a split personality in the second half of 2023 with some areas moving ahead thanks to cashed up buyers and others struggling.
