Cut Through The Confusion & Invest For Long-Term Success
Many real estate consumers are confused amid economic disruption, political meddling, negative media and inconsistent data about market performance. It’s knocked people’s confidence and made them hesitant. Investor Opportunities in 2023
Australian property markets abound with opportunities for real estate investors in 2023.
Consumers can be forgiven for not realising that, given the sensationally negative nature of media coverage of housing markets.
But, right now, the equation for property investors seeking opportunities is particularly strong.
Consider these realities:-
• Many markets are less competitive than before, with buyers having the upper hand in negotiations.
• Vacancies across Australia are the lowest ever recorded.
• Rents and yields are rising, providing good compensation for rising interest rates.
• Most specialist property analysts – including Louis Christopher of SQM Research, and Terry Ryder of Hotspotting– are forecasting that prices will rise in most locations in 2023.
That equation represents opportunity for investors who buy strategically.
Watch multi-award-winning buyers’ advocate and best-selling author Miriam Sandkuhler of Property Mavens in this webinar, hosted by Hotspotting founder Terry Ryder.
They outline the current state of key markets and how to identify the best opportunities for strategic investment in 2023.
Where to for Real Estate in the new financial year?
I was featured in Terry Ryder's Hotspotting webinar last July 13 and discussed "Where To For Real Estate In The New Financial Year?
Much has changed in real estate in the past 12 months. We have transitioned from a nationwide boom to segmented markets with some rising strongly, others rising moderately and a few stagnating or falling after years of notable growth.
So, as we approach a new financial year, where to for real estate?
Answering this core question requires more sophisticated analysis than the shallow and sensationalist treatment in mainstream media.
We are entering an era where....
• regional difference will be profound;
• vacancy rates and rents will define markets more so than prices;
• markets that offer relative affordability will be leaders;
• the return of overseas migrants and students will change some markets;
• economic and sharemarket volatility will draw more investors to real estate;
• major infrastructure-generating events will have a big influence.
Now, more than ever, real estate consumers need access to good information and quality analysis.
Last Wednesday 13 July, multi-award-winning buyer's agent Miriam Sandkuhler of Property Mavens joined independent researcher Terry Ryder of Hotspotting and provided in-depth analysis and discussion on what to expect from real estate markets in 2022-23.

What Next For Melbourne and Victoria Real Estate?
The first in our “Where To in 22?” webinar series
It’s a rare market indeed when an 18% rise in prices is seen as under-achieving.
Melbourne’s median house price rose 18% in 2021 (CoreLogic figures). This was a commendable result in a year in which Melbourne was dubbed as “the most locked-down city in the world”- but it under-performed relative to the national average rise of 24.5%.
This begs the question: what can Melbourne achieve in the coming year free of lockdowns and with international borders open, bringing back the considerable impact of overseas migrants and foreign students?
Regional Victoria has been a national leader on price growth for several years, including 24% growth both for house and for units in 2021.
Where to in 2022?
The answers to these questions, and a whole lot more, have been revealed by multi award-winning ( REIV 2021 Buyers’ Agent of the Year) and author Miriam Sandkuhler and Hotspotting founder Terry Ryder.
2021 in Review and Where To For 2022
Miriam, Terry and a Panel of Property Experts will discuss;
The year just ending has been one of the most remarkable ever in Australian real estate.
It has produced outcomes which defied the doomsayers, with price growth that exceeded everyone's expectations.
And now our thoughts turn to 2022: what can we expect of the year ahead?
Will property prices continue to rise? And, if so, will the growth levels match those of 2021?
Will interest rates rise and does it matter anyway?
Will the re-opening of international borders and an influx of overseas migrants create a second wave of buyer demand?
Buy In Haste, Repent At Leisure
Why Buyers Need To Choose Location CAREFULLY
With markets rising almost everywhere in Australia, it feels like you can buy anywhere and get rapid capital growth.
In the short-term, that may be true. But what about next year and the next five years?

• Explains why some locations lack the drivers for sustainable growth
• Lists the factors investors should target to find a good location
• Advises ways to research local values to avoid paying too much

Should I Be Worried About The Cliff ?
Should we be worried? Or have the economists got it wrong yet again?
Economists, egged on by news media, have invented a new doomsday scenario to stress about: the one they call The September Cliff.
The theory suggests that Federal Government support measures like JobKeeper and JobSeeker will end abruptly at the end of September.
It also speculates that banks will withdraw their support of borrowers who are struggling in the pandemic with their mortgage payments.
And, as a consequence, everything will collapse after 30 September. Including property prices.
Hotspotting founder Terry Ryder discusses this attention-grabbing topic with multi award-winning buyer and vendor advocate Miriam Sandkuhler of Property Mavens.

What is the Strongest Growth Market in Australia right now?
Webinar with Miriam Sandkuhler and Terry Ryder Regional Victoria is now the strongest market in Australian real estate. |
Our Spring survey of sales activity identified 47 markets in Regional Victoria with rising demand, maintaining the record position established in the Winter survey.
We also identified 61 towns or suburbs which have recorded double-digit price growth in the past year and all but two of them have had solid-to-strong growth in the latest quarter, which means prices are still rising.
New growth markets have emerged in this latest survey and some of the previous market leaders have subsided.
The Regional Victoria hotspots have numerous features in common, including a strategic location, a growing population, a strong and diverse economy, affordable homes and rental yields considerably better than those commonly found in Melbourne.
