Where to invest in property in 2022?
With the Australian property market having a stellar performance throughout 2021, first time Property Investors are now looking at 2022 and deciding where to invest.
After attending an online Property webinar yesterday, hosted by Hotspotting’s, Terry Ryder, with a panel of various property experts including our CEO Miriam Sandkuhler , it is clear that South East Queensland is a favoured location. And by all accounts the South East Queensland property market should be one of the stand out performers for 2022.
But, it would appear that one of the main fundamentals in Property Investing is being overlooked – Property Investing should focus on the long term, not the immediate short term future.
Yes, the South East Queensland market will perform well in 2022, but how will it perform long term. Will other markets outperform the South East Queensland market in the long term? While you hold onto your relatively affordable South East Queensland property, will you see other opportunities out perform your investment, leaving you in the dust and potentially costing you tens of thousands of dollars if not, hundreds of thousands of dollars. I think you will!
Research recently undertaken by QBE, extrapolated 25 years of historical Corelogic data and projected it forward for the next 25 years. The projections are quite remarkable!
The projected forecast, also backs up news from the Australian Government Centre for Population, that Melbourne is set to overtake Sydney and become the nation's largest city with a population of 5.7 million by 2027.
By the way, one of the other basic fundamentals of Property Investing is Supply & Demand. Population growth has a massive impact on Supply & Demand. The forecast by QBE shows that the Melbourne Property Market will out perform any other Australian capital city over the long term.
