Congratulations to our latest Bendigo purchasers, Jeff & Shermaine. Having been burnt in the past with an investment purchase, Jeff & Shermaine were intent on getting things right this time around, so they engaged our Buyer Advocate services to help them. They wanted a property that provided both growth and yield but did not know where to look or what type of property to look for.  

BRIEF

Investor – The property needed to provide ongoing, long term capital growth with a high level of yield. The property had to be a desirable rental option to maximise rent return and minimise potential vacancies.  Property Mavens identified a location that matched their specific requirements and sourced a property that suited their brief and specific budget. We were then able to negotiate successfully to purchase the property for a price well within the available budget. With our specific knowledge of the market and our superior negotiation skills, we were able to secure the property for $44,000 less than what a more inferior property sold for, in the same street, selling at the same time, to a Private Buyer. With our Special Conditions included in the contract we were also able to have some minor repairs undertaken by the Vendor prior to settlement, saving Jeff & Shermaine additional funds.

Purchased:         On market, under budget. $44,000 less than similar property in same street sold for.

Secured:             Private negotiation, with competition.

Identified:           No building issues identified during the due diligence

Settlement outcome:  Settled and leased within 2 days of settlement.
