Market news - signs of an upturn multiply.
Melbourne’s property market has clicked into gear at the start of the busy spring period.
Last week, the auction clearance rate hit 77% off the back of strong volumes of properties listed for sale.
In June, data shows approved renovations Australia-wide hit an all-time record of $1.17 billion. Victorian region Point Nepean led the nation to a record of $12.8 billion worth of renovations over the past year.
Australia’s biggest home builder, Melbourne-based Metricon, reported a 60% surge in customer deposits heralding an upturn in housing construction.
So, what’s driving the turnaround?
In part, it’s a seasonal lift that usually boosts the market in spring. But more importantly, investors are looking ahead and seeing falling interest rates over the next year leading to a property renaissance.
While the ramifications of increased property taxes and changes to short-term accommodation rules are still playing out, we expect to see the market bounce into 2025 in good spirits.

Caulfield North saw a 12.7% increase, while Prahran and Brunswick West followed closely with 9.0% and 8.8% growth respectively.
Even Doncaster (6.3%) and Brunswick (4.5%) showed solid gains. In contrast, the Melbourne metro average barely moved at 0.3%.
