Now that the election and school holidays are over, where does the real estate market find itself?
From our point of view, the market is in solid shape. With interest rates tipped to fall,
we’re seeing plenty of smart people getting in early.
Some of the better buys at the moment include shrewdly selected one bed apartments
in inner Melbourne (many offering good rental income yields), properties in the $800,000 -$1.2 million
range in the eastern suburbs and select homes around the $1.5 million mark in bayside areas.

April data from Cotality (the recently renamed CoreLogic) shows nation dwelling values rose 0.3 per cent, a steady, workman-like performance
Home values increased in every capital city. The rise in values added about $2,720 to the median value of a dwelling over the month.
Most analysts have concluded that the trend of steady as she goes performance is likely to remain on the proviso that interest rates fall gradually.
Auction clearance rates and new listings have slowed since February, mostly due to an upcoming election, fears about stability in the United States, and school holidays.
With the return of more normal conditions, we expect the market to work through the winter months and return to stronger growth come spring.
The two signs we will be paying most attention to are the shortage of stock and the RBA.
If the central bank is forced to cut rates faster than many expect, this will boost investors and owner occupiers’ buying power. Improving sales price then should trigger a jump in properties listed for sale.
In the regions, sales price growth continues to outperform capital cities. We are seeing interstate investors, especially from NSW and SA, active in markets like Ballarat and Geelong.
While rental growth has slowed from last year, Cotality’s national rental index is still rising.
