THE YEAR AHEAD
Let’s start with some positive news. The property market has four big advantages which should make the next year or two advantageous for property owners.
• Tax cuts for Australians begin on July 1, with the average single person gaining $2,131 per year
• Overseas buyers are returning to Australia, injecting more activity into the market
• Interest rates are predicted to fall by 0.75% this financial year
• The First Home Guarantee, allowing first-home buyers to purchase with a deposit as low as 5%, will continue for another year.
These collectively signal a favourable outlook for the property market.
That’s great because at the moment, the markets in Sydney and Melbourne are struggling with interest rates, recording growth of just 2.6% and -0.4% year to date, respectively.
While the other three mainland capitals are doing better, their runaway growth rate is slowing.
The other interesting theme is that the best growth in Melbourne is in areas with the highest prices (the top 25%) while in Sydney, it’s areas with the lowest prices (bottom 25%).
