CoreLogic’s report for February shows a market in transition.
What we can see is that last year’s hero, Perth, has seen its growth rate pared back significantly, but Melbourne and Sydney growing again.
This is not unexpected – as Miriam pointed out in her API Magazine column in June last year bit.ly/3FNTdqG , a rush of external money into a city like Perth runs the risk of creating a false market.
Larger metropolitan areas like Melbourne and Sydney create better opportunities for investors over the long term.
With interest rates unlikely to go back to their “emergency settings” during the Covid period, investors still need to be highly selective.
We expect Melbourne in particular to continue its improvement over the course of this year, thanks to lower borrowing costs, improving demand and Victoria booking the second fastest economic growth this year.
Across Australia, growth in rents peaked at 9.7% in 2021 and has pedalled back to 3.8% over the last 12 months. But investors should note that the annual change in rents is still around double pre-Covid levels.
