MIRIAM SANDKUHLER
PROPERTY MAVEN AND AUTHOR
Miriam Sandkuhler loves advocating for and helping investors create financial security for themselves and their loved ones.
She is an Accredited Property Investment Advisor, Licensed Estate Agent, Buyer Advocate and avid property investor who has spent over 20 years learning about the pros and cons of property investing, how easily costly mistakes can be made, and how best to avoid them.
Miriam learned about property investing the hard way. She bought her first property at 23, only to realise that it was the wrong type of property to achieve her future financial goals.
She later sold it to buy an excellent ‘investment grade’ property, but after separating from her partner, she mistakenly allowed herself to be talked into selling this property by a real estate agent ‘friend’, who’s ulterior motive was getting the auction fee and sales commission, then getting a second commission by selling her a ‘good investment property’.
Miriam’s next round of errors included buying another property based on principals learned by attending an expensive property education course (that cost her thousands of dollars in missed capital growth) followed by purchasing another property at a substantial discount (based on free ‘property education’). However, this was not an ‘investment grade’ property and had little opportunity to increase in value (i.e. a bad property at a discount is still a bad property!).
These errors and mistakes and a lack of available unbiased advice led Miriam to become interested in real estate as a profession, and to learn about what differentiates a good property from a bad property, from an investment perspective.
Miriam founded her property advisory firm Property Mavens as a result and now works directly with individual and corporate investors, referral partner clients and SMSF trustees, to help them create sustainable wealth via strategic property investment, and protect them from making the same mistakes that she did by providing independent and unbiased advice.
With a background in financial services, 14 years of professional real estate experience in two different states, and having purchased many millions of dollars’ worth of property for clients as a Buyer Advocate, Miriam is well-versed at what makes a high-performing investment-grade property, and how to strategically build a sustainable and prosperous property portfolio.
This knowledge fuelled her passion for protecting consumers from biased advice and marketing ‘puffery”. Miriam features regularly as a property expert in television, radio, print, online newspapers and property magazines, commenting on real estate industry practices and regulations, requiring greater transparency for the benefit of ALL consumers.
She is passionate about educating and working with property investors to help them become empowered, financially secure and in control of their future.
